Market Summary

Here’s our latest update on the UK mortgage market, and what it means for you.

 

A Changing Market

Recent figures from the Bank of England show that mortgage approvals have fallen for the third month in a row, with 64,300 approvals in March. 

This signals a more cautious approach from both lenders and buyers, reflecting current economic conditions and the end of the recent stamp duty holiday. 

However, despite fewer approvals, net mortgage borrowing has increased as many buyers completed purchases ahead of the stamp duty deadline.

 

Interest Rates and Affordability

The effective interest rate on new mortgages has eased, providing some relief for those looking to buy or remortgage.

Average rates are now consistently under the 5% mark, even at higher LTVs, and there’s some real positive steps in the market to keep products competitive. Cashback is also being offered, especially for First Time Buyers, as lenders look to broaden their client base. 

With the Bank of England’s base rate at 4.50%, further rate cuts are anticipated later this year, which could help improve affordability for many borrowers.

 

First-Time Buyers and Remortgaging

First-time buyers remain active, now representing nearly 30% of all new mortgages for owner-occupiers. If new buyers looking to get onto the property ladder, this could be a good time to explore the options, especially as lenders continue to offer a range of products tailored to different needs.

Remortgaging activity is also on the rise, with more homeowners seeking to secure better rates or release equity. 

 

Looking Ahead

The outlook for the remainder of 2025 is cautiously optimistic.

Mortgage lending growth is expected to pick up, and house prices are showing modest increases.

With potential interest rate reductions on the horizon, there could be more opportunities for buyers and those looking to remortgage.
